On this page, we explain our Buyers Timeline in more detail. Please keep in mind that in our philosophy, every client is unique and has different needs. Therefore, you can best interpret the timeline below as a general guideline from which we can deviate if the circumstances of the case require it.
Introductory meeting- preparing financing- assessing timeline- additional meeting
During this phase we will meet each other to discuss your plans and to see whether we are a match or not. If we decide to work together, we start by making a clear overview of everything that needs to be done before you will be ready to buy a property. This includes assessing the possibilities to receive financing (usually trough a mortgage) and guiding you through all the great location options that the Algarve has to offer. Throughout the process, we will be on standby to answer any questions about the purchase process you might have. We will explain everything in detail so in the end we will have a clear action plan.
Property sourcing & selection- viewing trip – property & market advice- offer
During phase 1, we have already discussed all your preferences. During phase 2, we will extensively research all on and off market options that are suitable. After discussing these with you, we will repeat this process, only now with even more insights about your preferences. Once we have a selection of properties to view, we will arrange the viewings or bundle them in a viewing trip for you. We will accompany you to every viewing and give you advice on the properties that we are viewing throughout the trip. Once we have found the right property for you, we will act as your representative during the negotiations, in which our goal is to achieve the best possible outcome for you.
Appoint a lawyer- promissory & deed – Set up the property
This phase is all about finalizing the purchase. If you do not have a lawyer yet, we will introduce you to a good one who will make sure everything about the property is in order. We don’t want any bad surprises afterwards. Once everything has been checked, we can proceed with drafting, checking and signing the purchase contract (promissory) and subsequently go to the notary to sign the deed. This process usually takes about two months, but it could go faster or slower depending on the exact terms that are agreed upon. After the deed, you receive the keys and the property is officially yours. We will make sure that you have electricity, water and gas contracts for the house, as well as an insurance. If you have any further requests for us, we are there to help. It doesn’t just stop when the deal is done, we want to make sure that you are settled and sorted before we leave you to enjoy your new property.
